Alcudia (Alcúdia) lies in the north-east of Mallorca, on a headland between the bays of Pollença and Alcúdia. If you are looking at property for sale in Alcudia, this guide explains the area, the type of homes available and the checks that matter before buying or selling.
What Alcudia is like
The old town is enclosed by medieval walls with gateways, and next to it are the remains of the Roman city of Pollentia. Inside the walls there are narrow streets, stone houses and a lively weekly market.
A short distance away is Port d’Alcúdia, with its harbour, marina and ferry terminal, and a long, sandy beach that continues towards Playa de Muro. The Ma-13 motorway links the area with Inca and Palma. Puerto Pollensa is just across the headland.
Types of property in Alcudia
Inside and around the old town there are traditional townhouses. Around the port and along the bay you will find apartments and townhouses, many in complexes with gardens and pools. On the headland and in the hills, such as the Bonaire area, there are detached houses and villas, some with sea views.
Whatever the type of home, the condition of the property, its orientation, its outdoor space and the state of its documents make a real difference to its value and to how easy it is to sell. Before you compare properties for sale in Alcudia, it is worth knowing what to look out for.
What to check before buying in Alcudia
- Townhouses in the walled town may be affected by heritage protection.
- Apartments in holiday complexes: check whether the use is residential or tourist, as this affects how you can live in or let the property.
- Homes near the beach: possible Coastal Law limitations.
- Licences for pools and extensions, and their reflection in the registry.
- The nota simple from the Land Registry, the IBI receipt and, if there is one, the community of owners’ certificate of no debts.
Never sign an arras contract or pay a deposit before these points have been checked. It is much easier to solve a problem, or walk away, before you are committed.
