Looking for a real estate agent in Palma de Mallorca who speaks your language? Inmobiliaria Palma is a local agency helping foreign buyers, sellers and landlords with real estate in Mallorca: buying and selling flats, houses, villas and country estates (fincas), long-term rentals and property management. We work in Palma and across the island, and we answer in English, French, Russian and Spanish.
Unlike many estate agents in Mallorca, we put the paperwork first. Every property is checked with legal support before you commit, so there are no surprises at the notary.
Why work with a local estate agent in Palma
- Local knowledge of Palma and of the towns, coast and countryside of Mallorca.
- Four languages: English, French, Russian and Spanish.
- Document review with legal support: land registry, cadastre, planning, community and taxes.
- Free valuation of your property, with no commitment.
- Everything in writing, by email, which is ideal if you live abroad.
Buying property in Mallorca as a foreigner
Anyone can buy property in Spain. The process is safe and well regulated if you follow the right steps:
- Get your NIE, the foreigner tax identification number. You need it to sign the deed.
- Open a Spanish bank account for payments, taxes and utilities.
- Find the right property and check that the price matches the market.
- Review the documents: the land registry extract (nota simple), charges, building licences, habitability certificate and energy certificate.
- Sign the deposit contract (contrato de arras), which sets the price, the dates and what happens if either party withdraws.
- Sign the title deed before a Spanish notary. If you cannot travel, you can grant a power of attorney.
- Pay the taxes and register the property in your name.
As a general rule, resale homes pay Transfer Tax (ITP), which in the Balearic Islands is progressive, while new homes bought from a developer pay VAT plus Stamp Duty (AJD). Notary and land registry fees are added in both cases.
Selling your property in Mallorca
Many owners who sell in Mallorca live elsewhere. We handle the sale from start to finish and keep you informed in writing:
- Free valuation based on the current market, not on asking prices.
- Preparing the property: small repairs, decluttering and professional photos.
- Paperwork ready before listing: habitability certificate, energy certificate, community certificate, local taxes and planning status.
- Marketing to local and international buyers in four languages.
- Viewings handled by us, so you do not need to be there.
- Negotiation, deposit contract and notary, with legal support. A power of attorney allows you to sell without travelling.
Non-resident sellers have specific tax rules in Spain. We explain them before you sign, so you know what to expect.
Landlords: long-term rental management
If you own a flat or house in Palma and want to rent it out without the day-to-day work, we can manage it for you:
- Rent valuation and advertising.
- Tenant search and screening, including income checks.
- Tenancy agreement under Spanish law.
- Collection of the legal deposit and lodging it with the Balearic Government, as required.
- Inventory with photos at check-in and check-out.
- Repairs and incidents during the tenancy, always reported to you in writing.
- Renewals and end of the contract.
Please note that holiday rentals to tourists in Mallorca generally require a tourist licence (ETV) and are heavily restricted in Palma. We check this before you buy or rent out.
Free property valuation
Want to know what your home in Mallorca is worth? We offer a free valuation with no commitment. It is a market valuation, useful to set a sale price or a rent. It is not the same as an official bank appraisal (tasación homologada), which a certified valuation company carries out when a bank grants a mortgage.
Document review before you buy or sell
Our document review covers the land registry, cadastre, building licences and planning status, community debts, the deposit contract, the notary and taxes. It is especially important for houses and fincas in the countryside, where unregistered extensions are common.
Where we work in Mallorca
Our office is in Palma, at C/ Joan Lluís Estelrich 12, and we work all over the island. In Palma we deal with flats in the old town and the residential neighbourhoods, penthouses and townhouses. Outside the city we handle village houses, coastal apartments, villas and rural fincas. Each type of property has its own checks: community rules and debts for flats, planning and licences for houses and fincas, and tourist licence status for anyone thinking of holiday rentals.
