– Request for Simple Note from the Property Registry

– Energy certificate.

Request for processing of the certificate with a quantity surveyor if you do not have one

– Certificate of occupancy.

Check validity. Request renewal from the Council and quantity surveyor due to expiry

– Last receipt of IBI and Garbage.

– Certificate of being up to date with community expenses

– Last bills paid for utilities (water, electricity, gas)

– Deposit contract.

Drafting and revision by lawyers who are experts in Real Estate Law

– Sufficient powers of attorney and signature

REVIEW WITH THE TECHNICIAN

– Deed of the house. To review

– Statutes and rules of the community.

Petition to the Real Estate Registry and review

– Floor plans of the house.

– Technical Building Inspection Certificate (ITE).

If the building is more than 45 years old

– Descriptive and graphic certification of the Cadastre

– Certificate of outstanding debts.

TOWN PLANNING. According to urban planning situation

– Classification and qualification of the plot

– Review of General Urban Planning Plans of the Balearic Islands and of each City Council.   

– Check urban planning discipline files                      

– Review unregistered and unlicensed buildings

– Building permit requested and in process                                  

– Final certificate of works                                               

– First occupancy license                                                    

– Certificate of occupancy according to PGOU       

– Sectoral licences/authorisations/permits (coasts, etc.)

TAX MANAGEMENT

– Municipal capital gains. I.I.V.T.N.U.

– ITP. Property Transfer Tax.

Calculation and settlement according to AEAT verification.
