Whether you are moving to Mallorca for work, family or a change of lifestyle, or you own a property and want a reliable tenant, a long-term rental is often the best place to start. At Inmobiliaria Palma we help both tenants and owners with long-term residential lets in Palma and across Mallorca.
For tenants: renting a home in Mallorca
Where to rent
Palma offers the widest choice and the easiest access to services, schools, the airport and public transport. The south-west coast, the Serra de Tramuntana villages, the north around Pollença and Alcúdia, and the east coast all have their own character. Our area guides can help you decide where to focus.
What landlords usually ask for
- Identity document or passport and, for foreigners, an NIE.
- Proof of income: employment contract and payslips, tax returns, pension statements or other evidence of solvency.
- Sometimes, references from a previous landlord.
- A security deposit and, in some cases, an additional guarantee.
Having these documents ready in advance makes you a stronger candidate. If you are moving from abroad and do not yet have Spanish payslips, tell us and we will explain what alternatives a landlord might accept.
Your rights as a tenant
Long-term residential lets in Spain are governed by the Urban Leases Act (LAU). Among other things, it allows the tenant to extend the contract year by year up to a legal minimum duration: five years if the landlord is an individual and seven if it is a company, unless the contract sets a longer term. It also regulates the deposit, how rent can be updated and who pays for repairs. Read the contract carefully and ask us anything that is not clear.
Registering at your new address
Once you have a contract, you can register with the town hall (empadronamiento) at your new address, which you will need for many everyday procedures such as enrolling children in school or registering with the health service.
Beware of scams
Never send money for a property you have not been able to check, and be wary of listings that look too good to be true or landlords who say they are abroad and cannot show the home. Ask for the owner’s details and make sure the person you deal with is entitled to let the property.
For owners: letting your property long term
A long-term tenant gives you steady income with less turnover than short lets, and avoids the strict licensing that applies to holiday rentals in Mallorca. To let successfully you need:
- A realistic rent. Our free valuation covers rental value as well as sale value.
- The right documents: energy performance certificate and a valid cédula de habitabilidad.
- Careful tenant selection, with checks on identity and solvency.
- A contract that complies with the LAU and protects your interests.
- An inventory with photographs at the start of the tenancy.
If you do not want to handle all this yourself, our rental management service takes care of it from start to finish.
Long-term rental or holiday let?
Many owners wonder whether to let to tourists. In Mallorca, holiday lets require registration and a tourist licence, and in Palma they are heavily restricted. Letting without the right licence can lead to serious fines. For most owners, a well-managed long-term let is the simpler and safer choice. If you are unsure about your property, our property legal check can help clarify its situation.
Moving in and moving out
At the start of the tenancy, check the inventory carefully and report any defect in writing. Transfer the utility contracts into your name if the contract says so. At the end, leave the property in the condition you received it, apart from normal wear and tear, so that the deposit can be returned without disputes.
Seasonal and temporary lets
Spanish law also allows lets for temporary purposes, such as a work assignment or studies, which follow different rules from a permanent home. The reason for the temporary let must be genuine and stated in the contract. If your situation falls into this category, tell us and we will explain the options.

Thinking of buying later?
Renting first is a good way to get to know an area before buying. When you are ready, read our guide to buying property in Mallorca as a foreigner.
Frequently asked questions
Can I rent in Mallorca without a Spanish income?
It can be harder but it is often possible. Landlords may accept other proof of solvency, such as foreign payslips, savings or an additional guarantee. Each landlord decides.
Who pays for repairs in a rented home?
Under the LAU, the landlord generally pays for repairs needed to keep the home habitable, and the tenant pays for minor repairs caused by everyday use. The contract should make this clear.
Can the landlord sell the property while I live there?
Yes, but your tenancy is generally protected, and in some cases you may have a right of first refusal. We explain your position based on your contract.
