Property for sale in Pollensa, Mallorca: area guide

Pollensa (Pollença) is one of the most attractive old towns in the north of Mallorca, set between the hills at the eastern end of the Serra de Tramuntana. This guide looks at property for sale in Pollensa: what the town and its countryside are like, which homes you will find and what deserves a careful check.

What Pollensa is like

The heart of the town is the Plaça Major, with its church, cafés and weekly market. From the centre, the Calvari steps climb to a small chapel at the top of the hill, with views over the town and the bay. Narrow streets of stone houses with green shutters surround the square.

The municipality is large and includes the coastal village of Puerto Pollensa, the cove of Cala Sant Vicenç and the Formentor peninsula, as well as a wide area of countryside, valleys and hills. The town is reached from Palma along the Ma-13 motorway and then local roads.

Types of property in Pollensa

In the old town, most homes are traditional stone townhouses, often on several floors and sometimes with an inner patio or a small garden. Around the town and in the valleys there are country houses and fincas with land, and on the edges some newer detached houses.

Whatever the type of home, the condition of the property, its orientation, its outdoor space and the state of its documents make a real difference to its value and to how easy it is to sell. Before you compare properties for sale in Pollensa, it is worth knowing what to look out for.

What to check before buying in Pollensa

  • Townhouses in the historic centre may be subject to heritage protection that limits alterations.
  • Country properties are usually on rural land (suelo rústico): check licences, the legal status of every building and whether a pool or annex is legalised.
  • Water supply and access: some fincas rely on wells or water deliveries and private tracks.
  • Holiday rental licences, which are regulated and cannot be taken for granted.
  • The nota simple from the Land Registry, the IBI receipt and, if there is one, the community of owners’ certificate of no debts.

Never sign an arras contract or pay a deposit before these points have been checked. It is much easier to solve a problem, or walk away, before you are committed.
