Property for sale in Porto Cristo, Mallorca: area guide

Porto Cristo is the coastal village of the municipality of Manacor, on the east coast of Mallorca. This guide looks at property for sale in Porto Cristo and what to check before you buy or sell.

What Porto Cristo is like

The village is set around a narrow natural inlet with a sandy beach at its end, a harbour and a marina. Its best-known attraction is the Coves del Drac (Caves of Drach), with an underground lake, on the edge of the village.

The town of Manacor is a short drive inland, and the Ma-15 road connects the area with Palma. Along the coast there are other coves and resorts to the north and south.

Porto Cristo is a real village with year-round life, not only a holiday resort. It has a seafront promenade, shops, restaurants and services, and many of its residents work in Manacor or nearby. Its sheltered harbour has long been used by fishing boats and pleasure craft, and the beach in the inlet is calm and suitable for families.

Types of property in Porto Cristo

There are apartments and townhouses in the village and near the harbour, and detached houses on the outskirts and in nearby residential areas. Inland there are country houses and fincas.

Whatever the type of home, the condition of the property, its orientation, its outdoor space and the state of its documents make a real difference to its value and to how easy it is to sell. Before you compare properties for sale in Porto Cristo, it is worth knowing what to look out for.

What to check before buying in Porto Cristo

  • Homes near the harbour or the beach: possible Coastal Law limitations.
  • Licences for pools and extensions.
  • Country properties around Manacor: legal status on rural land.
  • Holiday rental licences.
  • The nota simple from the Land Registry, the IBI receipt and, if there is one, the community of owners’ certificate of no debts.

Never sign an arras contract or pay a deposit before these points have been checked. It is much easier to solve a problem, or walk away, before you are committed.
