Free property valuation in Mallorca

Before you sell, rent or simply plan ahead, it helps to know what your property is realistically worth. At Inmobiliaria Palma we offer a free, no-obligation property valuation for flats, houses, villas and fincas in Palma and anywhere in Mallorca.

No strings attached: you get a reasoned estimate, explained in writing, and you decide what to do next.

What a valuation tells you

A good valuation gives you more than a figure. It tells you:

  • A realistic asking price range for selling in the current market.
  • A sensible rent if you are thinking of letting the property instead.
  • Which features add value and which ones buyers will negotiate on.
  • Whether any document issues could affect the price or delay a sale.

With that information you can decide calmly whether to sell now, wait, renovate first or let the property.

How we value a property

We do not rely on a quick online calculator. Automated estimates can be useful as a starting point, but in Mallorca two homes on the same street can be very different: one may have sea views, a lift or a terrace, and the other may not. Our valuation looks at:

  • Location: the town or neighbourhood, the street, distance to the sea, services, schools and transport links.
  • The property itself: built and usable area, layout, number of bedrooms and bathrooms, floor level, orientation, light and views.
  • Condition: whether it is ready to move into or needs updating, and the state of the building or the plot.
  • Extras: terrace, garden, pool, parking, storage room, lift, air conditioning, heating.
  • Comparable properties: homes of a similar type, size and location on the market or recently sold.
  • Documents: the registry entry, cadastral record, licences and certificate of occupancy.

Why the documents matter

Paperwork has a direct effect on value. A house with an extension or a pool that was never legalised, a flat whose registered area does not match reality, or a rural property with doubts about its licences will usually attract fewer buyers and lower offers. Banks may also refuse to lend on it.

As part of the valuation, we tell you if we see anything that needs attention. If you want us to go further, our property document and legal check reviews the whole file with legal support.

Valuation versus bank appraisal

Our valuation is a market estimate to help you set a price or a rent. It is not the same as an official appraisal (tasación) carried out by an approved appraisal company for a bank. If your buyer needs a mortgage, the bank will order its own appraisal. Knowing the realistic market value in advance helps you avoid surprises at that stage.

How to ask for your free valuation

Everything can be done in writing. Send us:

  1. The address or, at least, the area and street.
  2. The type of property and its approximate size.
  3. Number of bedrooms and bathrooms, and extras such as terrace, pool, parking or lift.
  4. A few recent photos of the inside and outside.
  5. If you have them, the title deed or a nota simple and the latest IBI receipt.
  6. What you are thinking of doing: selling, renting or just knowing the value.

With this information we prepare a first estimate and tell you if we need anything else to fine-tune it.

Who asks us for a valuation

  • Owners thinking of selling who want to set the right asking price from day one.
  • Landlords who want to know what rent their property can achieve.
  • Heirs who need an idea of value to share out an inheritance or decide whether to sell.
  • Owners living abroad who want an up-to-date picture of their Mallorca property without travelling.
  • Couples who are separating and need a reference value for a shared home.

When to ask for a valuation

The best moment is before you make any decision. If you are thinking of selling in the coming months, a valuation now gives you time to fix small issues, gather documents and choose the right moment. If you are about to renew a tenancy, it tells you whether the rent is in line with the market.

What happens after the valuation

Nothing, unless you want it to. The valuation is free and comes with no obligation. If you then decide to sell, we can explain how we sell property in Mallorca. If you prefer to rent, see our rental management service for owners.

Areas we cover

We value property in every neighbourhood of Palma and in every town of Mallorca, from the south-west coast to the Serra de Tramuntana, the north and the east. Our area guides describe the main locations and what to check in each one.

Frequently asked questions

Is the valuation really free?

Yes. The valuation is free and without obligation. You are not committing to sell or rent with us by asking for it.

Can you value my property if I live outside Spain?

Yes. Send us the details and photos by email and we will prepare the estimate without you needing to travel.

Is your valuation valid for a mortgage?

No. Banks require an official appraisal by an approved company. Our valuation is a market estimate to help you decide on a price or a rent.
